What Roof Inspectors Look For
A roof inspection will start with a visual inspection from the ground and will then continue on your roof and around your home. Some of the things the inspector will look for are:
- Broken or exposed nails
- Damaged, missing, or improperly installed flashing
- Excessive shingle granule loss around gutters and other areas
- Fascia board for signs of damage or deterioration
- Rust or corrosion on the metal flashing
- Cracked caulk on flashing
- Areas prone to leaks, including the roof valleys
- Vent pipe rubber boots for signs of cracks and wear
- Signs of algae growth
- Drains, gutters and downspouts
- Improper attic ventilation
- Deck sagging
- Cracks and other defects on roof sheathing
